Hoppe Development Breaks Ground in Iowa!


The River District Groundbreaking Marks Hoppe Development’s First Project in Iowa

Hoppe Development officially broke ground on The River District in Fort Dodge last week, marking a major milestone as the company’s first development project in the state of Iowa.

The groundbreaking ceremony brought together city leaders, project partners including Horizon Bank, Midwest Housing Equity Group (MHEG), Iowa Finance Authority, Scheele-Katyon, DAA, and Iowa Economic Development, along with community members to celebrate the start of a development designed to expand affordable and workforce housing opportunities in Fort Dodge.

Located along Third Avenue Northwest, The River District will include 64 apartment homes across eight buildings and offer a mix of housing options for both income-qualified residents and the local workforce.

The project includes:

  • 40 LIHTC rental homes serving households at or below 60% AMI

  • 24 workforce housing units

  • Community amenities including a playground, dog park, and gathering spaces

  • Energy-efficient building systems and thoughtful community design

During the ceremony, local leaders and project partners highlighted the importance of collaboration in bringing the project to life and the positive impact it will have on the community’s continued growth.

As Hoppe Development continues expanding beyond Nebraska, The River District represents the company’s commitment to creating high-quality housing that strengthens communities and supports long-term growth.
