Hoppe Development Advancing Innovative Affordable Housing in Omaha

Hoppe Development is collaborating with partners on a new mixed-income housing initiative at 2211 Douglas Street in downtown Omaha, a project designed to address the region’s growing demand for affordable housing. The site, long home to a hotel and later operated as a non-congregate shelter, is being redeveloped with a focus on integrating affordable housing for older adults with market-rate units, employing an innovative structure that blends uses within a single community.

The project brings together a collaborative team that includes CHI Health, Together Omaha, Spark CDI, and emerging developer Donell Brown. The partnership reflects a shared commitment to creating housing solutions that integrate stability, accessibility, and long-term community impact.

Lincoln-based Hoppe Development and co-developer Spark CDI were selected to lead the project in partnership with Together Omaha, following the closure of the former shelter in 2024. The team also includes emerging developer Donell Brown, whose deep community ties in North Omaha bring additional insight to the development process.

The planned design emphasizes self-sufficiency, health, and well-being for future residents. Features could include enhanced accessibility elements such as voice-activated light controls and accessible showers, alongside on-site services and programming intended to promote social connection and quality of life.

By integrating affordable units within a market-rate framework and prioritizing health-focused amenities, the project aims not only to provide homes but also to create a supportive environment that can serve as a potential blueprint for future urban affordable housing developments.
