Hoppe Development celebrated the opening of Stoddard Place, an adaptive reuse project transforming the former Stoddard Elementary School into high-quality, affordable senior housing.
Following the construction of a new elementary school, the City of Beatrice closed the former Stoddard Elementary building along with three other aging school buildings. Recognizing an opportunity to revitalize these properties, the City sought development partners to reimagine the sites. Hoppe Development adopted a collaborative, preservation-forward strategy to reimagine the historic school as a vibrant residential community.
The completed project features 25 apartment homes for seniors, with a mix of affordable and market-rate residences. This redevelopment thoughtfully preserves key architectural elements of the original school, including exposed brick interiors and other nostalgic design details that reflect the building's history and character. The property also features a community room designed to provide residents with space to gather and participate in activities.
Project partners include PrimeSites Real Estate, Nebraska Investment Finance Authority, Midwest Housing Equity Group, Advantage Capital, American National Bank, City of Beatrice, DeOld Andersen Architecture, and Civil Design Group.
