Hoppe Development Celebrates New Phase of The Orchard in Grand Island, Nebraska
Hoppe Development is excited to announce the newest phase of The Orchard, a 180-unit mixed-income neighborhood at 19th and Apple Street in Grand Island, Nebraska.
Designed with a holistic, neighborhood-scale approach, The Orchard combines affordable and market-rate homes—both rental and for-sale—side by side, creating a model for inclusive housing and long-term community growth.
This phase of the project was made possible through a strong collaboration with the Grand Island Area Economic Development Corporation (GIAEDC). Together, we introduced 15 new rental row homes and 4 for-sale duplex units, supported by the Nebraska Affordable Housing Trust Fund, Rural Workforce Housing funds, Pinnacle Bank, and Equitable Bank.
The Orchard’s diverse housing options ensure opportunities for families across a wide range of income levels:
130 for-sale duplex units for families earning up to 120% of Area Median Income (AMI), supported through Tax Increment Financing.
24 rental homes for families earning 40%–60% of AMI, developed with NIFA under the LIHTC program.
15 rental homes for families at 120% of AMI, in collaboration with GIAEDC.
10 rental homes dedicated to new Americans and households at 185% of the poverty level, in partnership with the Center for Rural Affairs.
By blending affordable and market-rate housing within one neighborhood, Hoppe Development is redefining how communities grow. The Orchard not only addresses the need for quality housing in Grand Island but also provides pathways to homeownership, stability, and opportunity for families across the income spectrum.
