Hoppe Development Leads Collaborative Effort to Bring Affordable Housing to Lincoln’s South of Downtown

Hoppe Development is spearheading the construction and long-term management of Center Terrace, a transformative affordable housing project in Lincoln’s South of Downtown neighborhood. Set to open within two years, the five-story development at 1000 S. 13th St. will provide 125 affordable apartments, a rooftop terrace, public plaza, and on-site healthcare clinic.

Designed for individuals and families earning 50–60% of Lincoln’s median income, Center Terrace is a model of collaborative, community-centered development. After initial land acquisition by the South of Downtown Community Development Organization (SDCDO) with assistance from the Lincoln Community Foundation (LCF), the project was entrusted to Hoppe Development for execution.

This project is a model for how to collaborate with neighborhoods and serve communities,” said Jake Hoppe, Managing Partner of Hoppe Development, during the November groundbreaking.

Hoppe Development’s community-first approach was a key reason SDCDO leaders, including longtime housing advocate Carina McCormick, selected the firm. Resident feedback shaped the building’s design and features, which include in-unit washers and dryers, off-street parking, and accessible units with an elevator. The inclusion of Clinic With a Heart, a free healthcare provider, reinforces the project's commitment to holistic community well-being.

Financing for Center Terrace combines public, private, and philanthropic sources, including low-income housing tax credits, tax-increment financing, energy efficiency grants, and contributions from foundations and local banks. The design by Alley Poyner Macchietto Architects ensures the building complements the surrounding historic neighborhood.

Hoppe Development plans to replicate this innovative model across Nebraska, combining sustainable design, affordability, and deep community engagement.
